This Exclusive Agreement is designed to befriendly for Property Owners. It will remain active for ONE YEAR from thedate of submission and will automatically renew each year so your property cancontinue to be considered for production opportunities—unless you chooseotherwise.
The Property Owner agrees to allow O’Brien On Location to represent their property (“Location”) for potential use in film, television, streaming, photo, commercial, and event productions (“Production Use”). O’Brien On Location will serve as the liaison and primary point of coordination, overseeing all inquiries, bookings, logistics, and on-site activities related to such Production Use.
O’Brien On Location shall exercise the utmost discretion in how location scouts, production teams, and related personnel access, view, and evaluate the Location. All tours, walkthroughs, and on-site visits will be coordinated and supervised by O’Brien On Location to ensure the Property Owner’s privacy, safety, and property integrity are fully protected. No individual or production representative will be granted access without prior approval and confirmation through O’Brien On Location.
O’Brien On Location will oversee and manage all elements of the production process involving the Location. This includes, but is not limited to:
O’Brien On Location will act as the primary liaison to ensure the production process runs efficiently while safeguarding the Property Owner’s property and interests at all times.
O’Brien On Location will thoughtfully feature your home (“Location”) on our website and select materials designed to connect your property with trusted production professionals.
We will only use photos, videos, and descriptions that you have approved, and we always prioritize your privacy and discretion. Your home will be shared in a respectful and controlled way, solely for the purpose of exploring potential production opportunities.
Production companies may request access to the Location for filming, photography, events, or related production activities, subject to the Property Owner’s prior approval. All requests, communications, and scheduling will be coordinated and facilitated solely through O’Brien On Location to ensure a smooth process and full protection of the Property Owner’s property and interests.
O’Brien On Location is committed to maintaining the confidentiality and privacy of the Property Owner’s personal information and property details. Such information will only be shared with vetted, approved, and legitimate production entities strictly for the purpose of evaluating or securing Production Use. No information will be released to third parties without the Property Owner’s prior knowledge and authorization.
This Agreement does not obligate the Property Owner to accept any production request. All decisions regarding the use of the Location remain entirely at the Property Owner’s discretion.
There are no fees associated with joining O’Brien On Location, and we cannot guarantee that your property will be selected by a production company. Our role is simply to help present your home as an option and facilitate opportunities when they arise.
If the Property Owner chooses to move forward with a production, O’Brien On Location will assist in coordinating and negotiating the compensation terms between the Property Owner and the production company. For any finalized production agreement, O’Brien On Location shall charge a commission equal to TEN PERCENT (10%) of the total compensation paid to the Property Owner.
O’Brien On Location is not responsible for any damages, losses, injuries, or issues that occur during production. All production companies must carry their own insurance and are fully responsible for their crew, equipment, and all activities on the property.
The Property Owner agrees to release and indemnify O’Brien On Location from any claims or liabilities related to the production’s use of the property.
No filming or production activity will take place without the Property Owner’s prior written approval and coordination through O’Brien On Location.
This Agreement shall be governed by, and interpreted in accordance with, the laws of the State of New Jersey.
